Neighborhood Info

Special Tax District

“Chinquapin Community Corporation” is the formal name of a non-profit organization registered with the SC Secretary of State. Our Neighborhood is also a Special Tax District monitored by Greenwood County. As such, we do not collect traditional “homeowners dues”; however, there are annual fees needed to pay for landscaping, the front sign, the pond, dock, pavilion, taxes on our common spaces, etc. These fees are set and collected as follows: the Tax Commissioners, who serve a voluntary term and are approved by Greenwood County Council, submit an annual “millage” rate to be approved and collected by the County as a portion of the property owner’s annual real estate tax bill. All funds are paid to the County, held and managed by the County, and distributed by the County upon written request. The millage is not a flat rate and is calculated by the County based on the value of their home. Please refer to the left hand bottom portion of your tax bill for more information. If you have further questions, please contact any Board Member of Tax Commissioner.

Speed Limit

Our speed limit is 25 mph. Please drive carefully as we have children playing, neighbors walking, biking, riding golf carts and family pets in yards in the neighborhood.

Community Dock and Pavilion

Residents can enjoy fishing off the dock, or reserve the pavilion for family get-togethers, birthday parties, meetings, or any type of social gathering. All new ceiling fans installed in 2022! Simply email chinquapinhoa@gmail.com to reserve for your event at no charge.

Grab a book from the free Little Library and enjoy peaceful lake views from the bench swing!
